香港房屋經理學會:支持財政預算案確立房屋政策步伐

〈二零一二年二月一日,香港〉。香港房屋經理學會(下稱「學會」)支持政府公布新一年度財政預算案中有關房屋政策的支援,當中以支持市區重建局以先導計劃形式,推行市區重建工作,更考慮向市建局另行注資,以確保若市建局將來大規模參與工廈重建,將不會影響相關舊樓居民生活環境。

學會會長佘泰基先生表示:「支持政府重視市區重建項目,事實上改善樓宇安全及管理,加快舊樓重建是徹底解決方法,同時希望政府重視工廈重建之外,亦需顧及住宅重建項目,以長遠並徹底解決『三無大廈』問題,提升市民居住質素,及保障市民生命安全。」

The Hong Kong Institute of Housing welcomes concrete housing policies affirmed by the Budget 2012-13

(Hong Kong, 1 February 2012) The Hong Kong Institute of Housing (briefly known as ‘the HKIH’ below) welcomes the HKSAR Government’s announcement of supporting housing policies in the Budget 2012-13 by the Financial Secretary. The government proposes a pilot scheme by the Urban Renewal Authority (URA) to step up renewal efforts. The government also plans to finance the URA so that redevelopment projects of industrial buildings will not affect livelihood of the neighbouring residents.

Cushman & Wakefield Hong Kong and Asia Pacific Property Market Forecast: A Downward Trend Except for Prime Retail

Cushman & Wakefield, the world's largest privately owned real estate services firm, today announced its forecast for the Hong Kong and Asia Pacific property markets, which covers the commercial leasing, investment and residential markets.

Decline in leasing of Grade A office space expected, rents to drop by 5% to 15%

Overall Q4 office rents adjusted downward by 4.0% quarter-on-quarter to HK$69.60 per sq. ft. per month while the office availability rate dropped from 3.9% to 3.6% as compared with the previous quarter. Average monthly rent in Greater Central (including Sheung Wan, Central and Admiralty) fell to HK$118.30, a quarterly decline of 5.9%, the greatest drop among all districts. John Siu, Executive Director of Cushman & Wakefield (Hong Kong), said, "Occupants of Greater Central office buildings have cut or even halted their expansion of office space amid unfavourable factors, such as the European sovereign debt crisis, global economic uncertainties and lacklustre performance of the local stock market. Landlords are not optimistic about the economy in 2012 and have lowered asking prices in addition to offering more flexible lease terms and conditions in order to entice renewals and attract new tenants."

全球最大的私有商業房地產服務公司高緯環球(Cushman & Wakefield)今日公佈2012年本港及亞太區樓市展望,內容涵蓋商廈市場、投資市場及住宅市場,詳細內容如下:

預期甲廈租務成交銳減 租金跌5%至15%

香港2011年第四季各區寫字樓的平均租金相對第三季下調約4%至每月每平方呎港幣69.60元,而待租率由第三季的3.9%下調至3.6%;當中中區 (包括上環、中環及金鐘區) 的平均租金下調至每月每平方呎港幣118.30元,跌幅達5.9%,是各區之冠。高緯環球香港執行總監蕭亮輝表示,此情況反映中區的金融及銀行業租戶因歐債危機、環球金融市場不穩及本地股市疲弱等因素減少或暫停擴充寫字樓;同時業主對未來一年經濟狀況未感樂觀,紛紛調低寫字樓租金叫價及提供更具彈性租賃條款,以吸引現租戶續約及引進新租戶。

RICS Global Commercial Property Survey Q4 2011: Generally Softer Picture as Activity Moderates

The latest RICS Global Commercial Property Survey suggests that the weaker global economic climate in the final three months of last year has adversely affected confidence in the commercial real estate sector. This has been reflected in a downgrading of expectations in an increasing number of countries around the world.

However, in Hong Kong, the picture appears to be more stable as both the tenants and investment markets remained little changed. Demand from tenants and available space both look to be broadly stable. Consequently, the rent expectations appears to have levelled off following 2 years of rise. Capital value expectations for Q1 have also reached a stable level after rising consistently since 2009. However investment activity is projected to slip back a little in the early part of 2012 after recent stong increases.

根據最新英國皇家特許測量師學會(The Royal Institution of Chartered Surveyors,或簡稱「RICS」)全球商用物業調查,在去年最後三個月,商用物業受全球經濟氣氛疲弱影響,愈來愈多國家已因此降低期望。

然而,香港無論租戶與投資市場均趨向穩定及僅有微量變化。由租戶需求及空置率而言均大致穩定。因此,由於之前兩年大幅上升,商用物業租金現已大致穩定。自從2009年持續上升後,預期今年首季物業資產價值將維持穩定,但經過去年強勁升幅後,料投資活動於2012年初期稍為減弱。

倫敦2012年1月26日電 /-- Strategic Iconic Assets Heritage Acquisition Fund (SIAHAF) 今天宣佈,在6000萬英鎊的重建項目開始之前,購得 Somerset Place。Somerset Place 是英國巴斯 (Bath) 喬治王時代的五大新月建築群之一。

SIAHAF 是為收購具有重大歷史、標誌性或文化意義的地產而成立的文萊私募股權基金。作為大規模重建計劃的一部分,SIAHAF 有意將 Somerset Place 改造成住宅排屋、橫向公寓及複式住宅。重建計劃已獲得全面規劃許可。項目將由享負盛名的 ORMS 建築設計公司及國際著名建築師 Paul Davis 主理。Paul Davis 參與過東南亞很多重大工程項目,如亞洲首個榮獲 MIPIM 大獎的住宅開發項目 Grosvenor Estates。

SIAHAF 成立於2009年,宗旨是發掘具有吸引力的投資回報與場外機會,來收購具有重大歷史、標誌性或文化意義的地產。基金經理 Shuif Hussain 與英國地產企業家 Johnny Sandelson 是基金的主要發起人。

SIAHAF 發起人 Johnny Sandelson 表示:

住宅开发巨头转向投资商业地产意向空前浓厚

【2012年1月16日,上海】- 房地产服务公司高力国际今天发布《2011年第四季度上海零售物业市场研究报告》,报告显示,在楼市政策调控效应持续作用的影响下,商业地产的投资随之增加,上海零售投资物业市场越来越白热化。四大住宅开发商中得三大巨头,包括万科、保利和金地,均表示公司将增加商业地产投资额比例至20%左右。龙湖、仁恒置地、恒大地产等其他著名开发商也加大对于商业地产板块的关注,相继宣布增加相关投资的意向。

高力国际华东及西南区暨中国物业投资服务董事总经理翁琳女士表示:“2011年的调控已取得明显的初步成效,而且预计2012年限购政策不会轻易放松,以免发生恶性反弹。整个住宅市场可能会在今年出现15% - 20%的回落。而商业地产,尤其是商铺,投资回报率较高。在此吸引下,未来将会有越来越多的投资者加大对零售物业的兴趣。”

Residential Developer Giants Veer into Commercial Real Estate with Strongest Investment Intention Ever

16 January 2011, Shanghai – Real estate services provider Colliers International today released Shanghai Retail Property Market Research Report Q4 2011. The report shows that continued restrictions in the residential market have driven increased investment in the commercial property sector, leading to more competition in Shanghai’s retail investment property market. In 2011, three of four major residential developers -- Vanke, Poly and Gemdale -- announced their intention to increase the amount of commercial real estate in their portfolios to approximately 20%. Other residential developers such as Longfor, Yanlord and Evergrande have also announced their intention to invest further in the commercial property market.

Lina Wong, Managing Director of East and Southwest China and China Investment Services at Colliers International, said, “In 2011, the effect of the control measures has started to take hold. We don’t believe such measures will ease in 2012, as lifting curbs at this phase could possibly result in retaliatory rebound. We expect the overall residential market may experience a setback of 15% to 20%, while the commercial sector, especially retail properties, will attract more investors in the future due to its high return on investment.”

HONG KONG, Jan. 16, 2012/ -- Overseas Chinese Town (Asia) Holdings Limited(“OCT (Asia)” or the “Company”, stock code: 03366.HK) together with its subsidiaries, the “Group”, is pleased to announce that on 5 January 2012, Great Tec Investment Limited (“Great Tec”), an indirect wholly-owned subsidiary of the Company, entered into the Capital and Equity Increase Agreement with Overseas Chinese Town Real Estate Company Limited (“OCT Properties”), pursuant to which Great Tec conditionally agreed to make capital contribution of RMB2,232,000,000 (or the equivalent thereof) (approximately HK$2,755,555,556) to Overseas Chinese Town (Shanghai) Land Company Limited (“OCT Shanghai Land”). Upon Completion, the equity interest of OCT Shanghai Land would be owned as to 50.5% by the Company and as to 49.5% by OCT Properties, respectively.

亞洲協會香港中心新會址,展現了前金鐘軍火庫的保育、修葺及活化成果。復修軍火庫由四座前英軍建築物組成,其中三座為一級歷史建築。軍火庫由英軍於十九世紀中期建造,用於儲存炸藥,自八十年代起便一直被丟空。作為本地僅存的英軍建築物,香港賽馬會復修軍火庫於本地歷史、建築及文化領域扮演著重要角色。

HONG KONG, Jan. 10, 2012 / -- February 9, 2012 will mark the transformation of four former British military buildings in Admiralty into a cultural and educational hub by Asia Society Hong Kong (ASHK) Center, the premier provider of educational and cultural programs for 20 years. This heritage site, located at 9 Justice Drive, Admiralty, is revitalized with funds generously donated by The Hong Kong Jockey Club Charities Trust and other donors. The Hong Kong Jockey Club Former Explosives Magazine houses the new ASHK Center.

The "then" Former Explosives Magazine Compound

The new center showcases the conservation, rehabilitation and adaptive re-use of Former Explosives Magazine Compound - a group of four former British military buildings, three of which are Grade 1 historical structures. It was built by the British Army in the mid-19th century to store explosives. Left vacant since 1980s, it is one of the few remaining structures of the British military lands in Hong Kong is of great historical, architectural and cultural significance to the city.

Capital Engineering Corporation Joins AECOM
