“Shanghai Intelligent Building Technology” makes its debut from 20 – 22 September 2012

Eastern region takes the lead in China’s growing intelligent building market

In order to meet the growing demand from China’s intelligent building market, Guangzhou Guangya Messe Frankfurt Co Ltd, together with China Council for the Promotion of International Trade – Shanghai Pudong Sub-Branch and Shanghai Hongshan Exhibition Service Co Ltd, will launch the brand-new Shanghai Intelligent Building Technology fair from 20 – 22 September 2012 at Shanghai World Expo Exhibition and Convention Center.

Focused on the theme “Intelligent Building“, the fair will occupy approximately 6,000 sqm of exhibition space. Exhibitors will be offering a range of products that include generic cabling, smart home and public facility management systems, safety and access controls, video and audio systems, intelligent sun shading systems and accessories, hotel intelligent systems, electrical engineering products and much more.

Hong Kong Grade A Office Building No. 50 Connaught Road Central Sold For HK$4.88 Billion

Colliers International has successfully concluded the purchase of 50 Connaught Road Central (the Property) in Hong Kong for a total turnover of HK$4.88 billion (US$629 million) by Agricultural Bank of China.

Covering a site area of approximately 11,488 sq ft, the Property is a 28-storey Grade A office building completed less than a year ago. Based on the total gross floor area of 175,481 sq ft, the average unit price is HK$27,809 per sq ft (gross). Based on the latest transacted rent of HK$135 per sq ft per month in the Property, the yield is approximately 4% per annum (p.a.), representing a level higher than the current average Grade A office yield ranging from 3.0% to 3.5% p.a.

“Amidst acute limited new supply in Central, the Property with 999-year leasehold and about 11,500 sq ft site and sold on an en bloc basis is a valuable investment premise. The purchaser is expected to occupy the Property as its Hong Kong headquarter, demonstrating the company’s confidence in Hong Kong as well as the prospect of the local office market,” said Antonio Wu, Deputy Managing Director of Colliers International (Hong Kong).

高力国际成功促成香港中环干诺道中50号整栋甲级写字楼的买卖交易,成交价48.8亿港元(6.29亿美元),买家为中国农业银行。

此幢28层的甲级写字楼落成不足一年,占地面积1,068平方米,总建筑面积16,303平方米,以此成交价计算,平均每建筑面积约299,334港元。

高力国际(香港)副常务董事胡孝直表示,项目是中环难得的新项目,占地1,068平方米,并且属于罕有的999年地契年期,在中环商业区地价不菲的情况下可以整栋连完整地权购入,实属极之难得的机会。预料农业银行会将此物业作为自己的香港总部,发挥中国内地和香港之桥梁作用,将业务进一步国际化。同时此次交易也反映出买家对香港经济前景及写字楼市场充满信心。

According to the survey results, respondents have upgraded their expectations in both the occupier and investment markets in an increasing number of countries.

在俄羅斯、加拿大、巴西及中國大陸市場,對租金的預期特別正面,同時在香港和泰國預期也有顯著改善。此外,在美國、馬來西亞,甚至印度的氣氛有所改變。在中國大陸,雖然預計未來的投資活動漸於回穩,但仍處於高位,但是租賃市場和資本價值持續強勁態勢。

Cushman & Wakefield: Office Property Fundamentals Holding Firm Across Asia Pacific For Q1 2012

[Hong Kong,11 May, 2012] Economic conditions for most markets in the region remain stable, according to Cushman & Wakefield’s latest Asia Pacific Office Marketbeat.

China tabulated an 8.1% expansion albeit slower than previous quarters; the manufacturing sector also supported Singapore’s 1.6% year-on-year economic expansion whilst South Korea grew 0.9% from the fourth quarter due to a pick-up in industrial output, private consumption and government spending.  Indonesia and Japan was also on the growth track as foreign direct investment in Indonesia jumped a record 30% in the first quarter and Japan generated a continued rise in industrial production and reconstruction spending.  On the other hand, apart from Indonesia, Hong Kong, Singapore and Japan where higher than expected rates were noted, inflation eased or has remained tame for the rest of the region thus allowing room for monetary easing in economies where inflationary pressures still remain.

Hong Kong’s Retail Property Market Thrives At The Expense Of The Territory’s Competitiveness

10 May 2012, Shanghai – According to recent reports by Colliers International, while the residential, office and industrial sectors in Hong Kong are expected to see downward adjustment pressure amidst global economic uncertainties, the local retail property sector is the exception with an uptrend tagged to its outlook in 2012.

In Colliers’ Retail Market Research and Forecast Report, the average ground-floor retail property rent increased 5.3% quarter-on quarter in 1Q 2012 in the key shopping districts - Central, Causeway Bay, Tsim Sha Tsui and Mong Kok. Over the next twelve month, retail rents are projected to see a further growth of 12%.
