Twenty Anson Rd has been designed with tenant needs at the forefront of decision making. Key design features include column free spaces, high ceilings, maximised natural light, and a covered walkway linking the MRT to the lobby plus a unique fourth storey podium level for tenant use only. “The fourth storey podium level is an important design feature to give Twenty Anson Rd a point of difference. The public space has been designed on the fourth floor as opposed to the ground floor to give tenants the benefit of a private area for functions, break out work space and a relaxation area,†says Mr. Shannon. The podium floor will be equipped with a preparation area, wireless reception and outdoor work space.
Quality consultants with similar outlooks on sustainability were key to achieving the highest level of design for Twenty Anson Rd. A team comprising Lum Chang, C168, Lincoln Scott and Concept Designer HOK were critical to our achievement of the Platinum Rating. HOK employed advanced 3-dimensional building information modelling tools (BIM) while working on Twenty Anson and deserves its green accolades for HOK’s attention to detail from inception through to operations.
“Our experience has shown us that, for any project, incorporating green building standards and processes early on, integratively, and with a comprehensive implementation plan can significantly reduce environmental impact - including energy and water savings - and contribute to healthier human environments,†says Director of HOK Singapore, Nicola Greenaway. Efficient site planning meant selecting an optimum building orientation to minimise solar heat gain while maximising site access to provide a strategic arrival and corner frontage for proper street presence. Efficient space planning maximised floor plate efficiency to provide 16 floors of 12,800 sqf column-free office space achieving 85 percent efficiency for single tenant occupants.
Key Environmental Features
Daylight is a major design focus of Twenty Anson Road. As electric lighting comprises a significant portion of energy in office buildings, the use of daylight – free and producing less heat than electric lighting – is a primary energy reduction strategy. The generous 4.2 m unit heights feature tapered ceilings at the perimeter to funnel daylight indoors while the high-performance glazing minimises glare and controls solar heat gain. External sun shading devices designed as internal light shelves shade the building while bringing glare-free reflected daylight deeper into office interiors without the additional heat that would be gained from direct sunlight exposure. This not only reduces the building’s cooling loads, but also contributes to occupant comfort. Light sensors help to reduce unnecessary lighting loads by turning off artificial lighting when it is not needed.
Thermal performance of the building envelope is significantly enhanced by the use of high performance low-emissive glazing to reduce solar heat gain, glare, and noise. The podium green roof assembly also effectively reduces heat transmittance. Having achieved such a low ETTV (envelope thermal transfer value), air conditioning loads are reduced, resulting in further energy savings and carbon emissions reduction.
Water management and reduction strategies include rainwater capture used for irrigation and greywater flushing to reduce potable water consumption, while efficient plumbing fixtures and sensors are installed throughout. The green roof incorporates a water efficient drip irrigation system.
Certified products by Singapore’s Green Labelling Scheme (such as recycled timber) are also incorporated into the development.
